General information.
The original year of construction of this very solidly built farmhouse is about 1925. Over the years there have been several renovations and performed. Since 2013, however, the object has undergone a complete metamorphosis both internally and externally (including the outbuilding), where on the one hand the characteristic aspects of the original farmhouse have been preserved, but where on the other hand the renovations, modernizations and preservations have resulted in an object that really on all fronts completely meets the requirements of the time. The work performed included the following:
– the first floor of the residential farmhouse was rearranged, creating two indoor apartments in addition to the living space in the farmhouse, each with its own entrance;
– a generous living kitchen was created, which is equipped with a kitchen in the style of the whole with various appliances;
– Almost the entire first floor has underfloor heating;
– The floor has been remodeled with a number of additional (bed) rooms have been created;
– A new bathroom was built on the floor;
– the entire roof structure has been preventively treated against woodworm;
– the roof structure is weighted and entirely fitted with ceramic, mat-glazed roof tiles;
– the facades are rendered white all around with a distinctive dark plinth;
– the farmhouse is fully insulated;
– the outbuilding (former stables and storage room) has been completely remodeled creating 2 apartments, each with its own entrance;
– The outbuilding is also insulated and has underfloor heating;
– A wooden “reception building” with attached porch was placed next to the farmhouse and outbuilding.
Sustainability has also been given ample attention. In addition to the fact that there is full insulation, 30 solar panels have been installed and the heating of the property is provided by natural gas-fired high-efficiency combi boilers in combination with a heat pump. The result is an energy label of A, something that is unique among farmhouses.
There is also another shed of approximately 8 x 26 m2 (sheet piling and a concrete floor) equipped with 2 sectional doors and 2 wicket doors. Also located on the plot is another stable area of approximately 3.1 x 9.4 with two stalls and a storage/storage room. Keeping horses is therefore perfectly possible at this property.
For the land behind, the owner/seller also has another permit for a mini campground. However, this permit has not been used (yet).
There is a wonderful, quiet location on the outskirts of the village of Dalerveen, a stone’s throw from Coevorden. The area is characterized by a rural character with plenty of natural beauty and numerous cycling and hiking trails, including the widely known “Pieterpad.” Accessibility is excellent and larger towns such as Coevorden, Emmen, Hoogeveen are all within a short distance.
