Do you love the serene peace and quiet of nature, but like to have all amenities at your fingertips? With a supermarket, pharmacy, bank, public transportation and restaurants within walking distance?
This detached house is located on the outskirts of the village 5 minutes from the sea and about 10 minutes from the tourist town of Bosa. The property consists of an owner’s section and a B&B section, these are completely separated from each other, ensuring the owner’s privacy.

The view is phenomenal. From the house and the garden with its own vineyard you have a panoramic view of the Mediterranean sea with a breathtaking treat of the magical sunset every evening. Looking to the side, you can see the mountains, farmlands and the hilltop village of Magomadas.
Here is wonderful undisturbed and comfortable living in the 2020 largely modernized home with B&B.

The spacious plot of approximately 3,250m2 offers all possibilities for Mediterranean outdoor living. The fully fenced plot consists of, among other things, a small vineyard with famous grapes of Sardinia, an orchard with various fruit trees including apricot, peach and pear, a vegetable and herb garden and a flower garden. Two spacious sitting terraces, one with a wooden pergola overgrown by jasmine and table grapes.

There is parking for at least 6 cars on site. The plot is fenced with an old Sardinian stacked stone wall, a natural separation by bramble bushes and lockable with two iron gates at the front and back. The “main” entrance gate can be opened and closed manually as well as fully automatically. This gate is also equipped with a new video intercom system operable from home.

In terms of buildings, there is an original tufa ruin more than 100 years old next to the residence, now in use as a tasting room, outdoor terrace and citrus tree orangery.
However, the ruin also has potential for creating an additional dwelling or three rentable rooms.
There is a stone outdoor shed (cassetta) for garden tools and the like, equipped with electricity and its own groundwater pump (pozzo).
There is the possibility of connecting the house to this private water as well. Recently, the groundwater was analyzed by a laboratory from Alghero and the University of Groningen.

The vineyard is about 40 years old and has about 500 vines; in 2020/2021 it was completely renovated and partially replanted, with grape varieties such as the famous blue Cannonau, blue Monica and white Vermentino.

The B&B has a completely private entrance and entrance, has 4 double rooms, three new bathrooms and a dining room. All rooms were modernized in 2020. The entire electrical system as well as the water pipes and sewage system have been renewed.

The entire interior such as; beds, mattresses, curtains and furniture, bath and bed linens, website, reviews and bookings are included in the acquisition price. You are buying a “going concern,” that is, a running business. You don’t have to purchase anything yourself except for the things you want to make personal.
