In the middle of the Mosel region, on high water free location located guest house with 10 mostly spacious guest rooms(3 rooms with private balcony), 1 apartment with balcony and breakfast room with kitchen, fireplace, a covered balcony and large terrace on the vineyard. Adjacent a spacious house with living room (incl. neat open kitchen with dishwasher and electric stove), fireplace, own large terrace, 4 beautiful and spacious bedrooms (1 with very large built-in wardrobe), fully covered attic, excellent spacious bathroom with shower, separate bath, sink and WC. Lower floor of the property with multiple possibilities(formerly cafe, store and bakery). The entire property is built against the vineyard and located on a quiet street in the middle of the village. In the past 5 years there has been a lot of renovation and improvement with for example a solid new terrace for the guesthouse guests, 3 completely new balconies, vinyl flooring in all rooms (also in the main house) and also almost everywhere mosquito nets in doors and windows, canopy over 2nd general balcony, excellent air conditioners in 5 guesthouse rooms, a completely renovated garage with electric door, all necessary painting in both main house (also front facade) and complete guesthouse and all kinds of other things such as for example also emergency lighting, an emergency staircase and electric window openers. The entire property is heated with 1 excellently maintained oil system(plus/minus of construction year 2006) and it normally lasts at least another 10 years. The oil tank is still well stocked at about 10,000 liters. There is also a water softening system. The total usable area of the whole property is about 830m2 and the dwelling house is about 135m2. For example, the entire property can also be divided into 3 very spacious (vacation) homes and still a guest house with 7 rooms.
