After 25 years we start a new phase in our lives and offer for sale our multifunctional original Burgundian, detached (catering / tourist / hotel-restaurant / bed & breakfast) property from 1840 of 460 m² with adjacent detached house of 167 m².
Located in the heart of the “Parc Naturel Régional du Morvan” 14 km from the gallo-romine
city of Autun, 8 km from the village “station verte” Anost and 30 km from Château-Chinon (village where former President Mitterand was mayor).
Our property is located in the “bourg” of La Petite Verrière, along the D2 with bus stop for schoolchildren in front of the door. Our village has about 50 residents who live together in good harmony. Municipal and property taxes are extremely low by French (and certainly Dutch!) standards. Tranquility is assured and the view of the valley and wooded hills that surround us is magnificent. For small groceries, there is a small supermarket, post office, pharmacy and “flap-tap” machine in Anost. Large supermarkets, hospital, banks, opticians and all kinds of other stores etc. are located in and around Autun.
La Petite Verrière is easily accessible from the Netherlands by road (about 750 km from Utrecht), by train (TGV at 35 km and local station at 14 km) and by plane (Lyon at 125 km).
The premises were built on two spacious cellars equipped with pillars from the12th century. One serves as a wine cellar (with ideal storage conditions), the other is set up as a bicycle and storage cellar. The property has a spacious lounge, restaurant (with authentic burgundy oak beamed ceiling) with approximately 40 seats, very large professional kitchen “to standard”, beautiful separate sanitary facilities on the first floor and has 7 rooms (one on the first floor, 5 on the second floor and one very spacious family room on the second floor). All rooms are equipped with shower, toilet, etc. There are several large attics, one of which could be converted into an additional room en suite or apartment. New roof!
The property is multifunctional and can be used for all kinds of private or business (especially tourist) purposes. All necessary permits are in place and transferable. Furthermore, the whole meets current safety and hygiene requirements, with fire alarm system, and anti-intrusion alarm. We have a waiver for the legal requirements for adaptation to accessibility for the disabled and less able-bodied.
The also perfectly maintained and inside very modernized house is equipped with 3 spacious bedrooms (one on the first floor), 2 fully equipped bathrooms with shower / toilet / bath (one on the first floor), spacious living room, kitchen, and very large hallway on the second floor where all facilities are available to create an additional room with plumbing. This house can also be used as a gîte or exploited as a chambre d’hôtes (which is also applicable to the premises).

There is a beautiful garden, there are several terraces around the large property (including one on “height” with dimension of 25 m²) and we have a large, fixed barbecue and above ground heated outdoor pool of 5.5 by 3.6 m². Ample parking in front with room for 10 cars. Infrastructures are good and roads are well maintained (even in winter!).
Two small barns (one fully insulated) for storage of equipment, waste, etc. complete the property.
The immediate area has a lot to offer for all interests and ages. Gallo-romine culture galore, lots of castles, the wine regions of course, several large (water sports) lakes and lots of fishing, horseback riding, golf, and motorcycle facilities. The hiking and biking opportunities are unprecedented with > 2,000 km of marked and well-maintained trails also for mountain bikers, so-called “quad” riders, and gravel cyclists.
Both properties are in very good condition. Well insulated, double glazed, gas central heating, connected to the sewerage system and we get our water from natural springs that provide us with very clean and delicious drinking water.
WIFI is arranged via fiber optic cable.
Safety is our top priority. The electrical installations are up to date, regularly monitored and highly differentiated to minimize overloading / short circuits etc. The above-ground gas tank (capacity 1.7 tons) is maintained and inspected annually (under contract).
The DPE was carried out for both properties with energy label D. Our total energy costs (water, gas, waste charges and electricity) on an annual basis “only” average total including all taxes/charges and subscriptions about 4,500 € (both properties included and at current rates).
